What to expect during your Alaska home inspection

Scheduling your first home inspection can feel overwhelming — especially in Alaska, where homes face challenges that inspectors in the lower 48 rarely encounter. Here's a straightforward look at what happens during a Ridgeline inspection so you know exactly what you're getting.

HOW LONG DOES IT TAKE?

Most residential inspections run between two and four hours depending on the size and age of the home. Larger properties or older construction may take longer. We recommend being present for the full inspection — not just the summary at the end.

WHAT DO WE ACTUALLY CHECK?

A standard inspection covers the roof, foundation, exterior, attic, insulation, plumbing, electrical, HVAC systems, and all interior living spaces. In Alaska, we pay particular attention to crawl spaces, heating systems, and any signs of frost heave or moisture intrusion — issues that are common here and can be expensive if caught late.

WHAT HAPPENS AFTER?

Within 24 hours of your inspection, you'll receive a detailed written report with photos. This isn't a pass/fail document — it's a full picture of the home's condition so you can make an informed decision. We're always available to walk through the report with you and answer questions.

A FEW TIPS BEFORE INSPECTION DAY
