A home inspection is a visual inspection of all accessible portions and systems of the
home. The Inspector walks (and sometimes climbs or crawls!) around the interior and
exterior of the home, making notes on the components and any observed deficiencies.
This includes the crawlspace, attic, and roof. There are some limitations, such as
inaccessible or non-visible components. We don’t have x-ray vision, but we do have
some effective tools to help look beneath the surface. (We’ll have a series of posts on
those coming soon!)
During the inspection, the inspector makes notes and takes photos with our mobile-
friendly software. When we’re done on site, the report is sent to the office for review
and then emailed to the client (and realtor, if applicable) the same day, usually within
a couple hours. Our report includes a summary page at the top with items we
recommend be addressed, and is written in an easy-to-read format which you can
view on your computer or phone.
A standard home inspection takes 2-4 hours, depending on the size and condition of
the home. We are happy to have clients along, and will point out home maintenance
items, locations of things such as shut-off valves, and answer any questions you have.
If you’re unable to attend, we are happy to call and discuss the report over the
phone, as well as include videos and extra details in your report. Our goal is to
provide you with the information you need to feel confident buying or selling a home!
